Our project #119320 by the Nelson franchise took 119 calendar weeks from first visit to handover. A simple 150 sq.m. design on flat land, the design process and wait for title took 64 weeks. Design corrections to meet council requirements took 15 weeks [including Christmas], and then the build took an astonishing 40 weeks, well above the immediately adjacent average time of 32 weeks, and 1km away average of 24 weeks. We still wonder why. The design had been punctuated by a large number of unsolicited changes, most of which we were able to correct as they occurred. One change we accepted, but fencing was installed without any discussion whatsoever and >60% above the PC figure. In the meantime we had costs elsewhere and were paying rates, power, etc. on the site. On a positive note, tradesmen from most disciplines provided a high quality finish. The photos speak volumes - they are of handover day. As well as the skip, note the large gap in the rear fence, the pile of more than 130 unwanted bricks, surplus concrete from a nearby property, and the power cable detail below the warning sign in the garage-side footpath photo. Since handover our emails remain unanswered.
