    Not my lawyer but my neighbours' who tried to force us to convert our titles to freehold on their conditions through her even in absence of legally binding contract clearly outlining terms and conditions. We were threatened with a lawsuit and false claims to damages, but thankfully we had saved all email correspondence disproving their claims. Emails were written to us in which she stated that how we needed our neighbours' consent to convert our landing steps to a ramp, how they could enter our house to inspect, not let us have cat or dog if nuisance to them, etc!! Our neighbours went on building unconsented structures on their property under this impression. We were forced to hire a barrister just to reply to them as she would not stop sending us emails even when proof was available disproving her client's claim to damages. Never gave us reply when asked to but gave us deadline every time. Eventually after 6-7 months, we decided not to engage in any negotiation with them as it was just repeated emails not proving any of their claims, just trying to wear us out. Ultimately when nothing worked, she sent us invalid fence notice of approx 10 days whereas required by law is 21 days, now one would expect a property specialist to at least know about correct notice period required!! Our neighbour wanted to claim back their land but not give back ours whereas survey report was available to confirm the facts (or so they were advised and were actually under this impression). Our neighbour under this wrong impression, very confidently took us to tribunal in which they tried using our memo of lease to prove they are only lessors in lease and not lessees and also tried showing boundary on survey and was oblivious as to how they were also occupying part of our land.
