    MISmanage my Rental I had the misfortune of using Fraser and MMR to look after my property for 8 months and would not recommend them to anyone, rather I would actively encourage anyone thinking of using them to avoid them like the plague. Fraser talks a really good game, we pride ourselves on service, good communication etc, made several visits in person to see my property, talk through what needed but very soon after the contract was signed communication dropped off to nothing. No advice as to who to talk too to get the house up to the HHS (despite some issues being obvious when he came round I later found out), failing to inform me that no matter how much I cleaned the property then they would be requiring it to be professionally cleaned before tenants moved in. Another incident, before tenants moved in was to be told, a week away from leaving the country that white-ware that had been left for the tenants use had to be removed. This subject had been talked through with Fraser and other members of staff in person, on site multiple times and never once had it been flagged as an issue. Cue more of my time returning to the property to rectify these issues which they knew full about but chose not to say anything about. This was despite being given a months notice of my departure and to inform me of any issues so I could solve them in that time. They will take the 8% of your rent just fine, but as soon as it comes to time to actually do anything (and by anything I mean give advice or do anything other than very bare basics to avoid a tenancy tribunal action) they either dont do it, or they just ignore problems they know full well about until much later, hoping they will disappear I assume. When confronted by this lack of an ability to communicate Fraser doesnt seem apologetic, so dont expect things to change when you put it to him that hes not doing a good enough job. Somehow, when the hot water cylinder needed to be replaced this managed to happen without too much of a drama. I can only assume that since I had the forethought to ring the plumber he recommended myself and talk through the install that I managed to cut MMR out of the loop and all they had to do was handover the keys. Speaking of keys, the perfect example of why you shouldnt use MMR. Even after firing them for general incompetence (examples above) they still managed to create dramas months later. The ultimate kicker was to find out that MMRs offices had been broken into at Christmas and the keys (labelled with property addresses) and that I would need to have the whole house rekeyed and locks replaced. I only found this out in mid Feb when my new property managers went to pick up keys for an inspection. For 7 weeks MMR never told me that the keys to the property had been stolen, nor had they informed the new managers of the massive security risk. I can only assume they didnt tell the tenants either but given that the tenants were very insistent that the new locks be beefed up I would say its a good guess to say they hadnt. When confronted as to he had not informed me of this quite serious incident his response was to say that it was in fact the new managers fault and nothing to do with him as he was no longer under contract, in fact he admitted that he actually had no idea that they had been stolen. Another novel defence was "There were countless times when the tenants reported silly stuff to me but I didn't even bother getting you involved because I could resolve it myself and save you the money", so by his own admittence, not communicating and being proud of it. This is purely my experience but from dealing with them for 8 months, MMR cannot communicate the very basics, cannot keep your property secure or keep their story straight and when they do make mistake after mistake, even when it costs you as the landlord money they lack the common decency to own up to them, hell they wont even tell you its happened.

    I have rent my last home through Manage My Rental. Our experience was nice. Everything went smooth. The most important issue for me was the treatment for small issues. We never had harsh treatment from our property manager which I experienced in my previous rentals.
